Complex Site Challenges Overcome To Deliver Fit-For-Purpose Storage Facilities

Baker Built was contracted by the NSW Department of Education to design and construct a new vehicle storage facility for Southern Cross Distance Education Centre in Ballina. The project scope involved demolishing existing asphalt basketball courts and installing a new stormwater system designed to handle tidal surges — a critical consideration given the site’s environmental sensitivity.

The team raised and stabilised the 1100sqm site through compacted fill, preparing it for the installation of three new portal-frame buildings totalling approximately 550sqm. These structures were clad in custom orb wall and roof sheeting, with 1000sqm of matrix panelling installed by Baker Built’s carpentry team to complete the design.

All internal partitions, eaves, trims, flashings, and building services — including electrical and hydraulic rough-ins — were integrated into the final construction. Despite site-specific complications such as acid sulphate soils, rising groundwater, and the presence of protected tree species, the team maintained strict environmental controls and successfully delivered a durable, functional solution.
